Why I Don’t Host Multiple Families in One House for Insurance Housing

If you've been in the corporate housing game long enough, you know that keeping things simple is often the best approach. I’ve been renting to insurance companies for a while now, and one thing I’ve learned is that hosting multiple families at once is just too much work. Here's why I stick to renting to one family at a time and why it’s the smarter choice for anyone considering mid-term rentals.

The Reality of Hosting Multiple Families
At first glance, it might seem like a good idea to host multiple families in one property. More people means more rent, right? Well, yes and no. In theory, it could increase your income, but the reality is far more chaotic. Imagine juggling different schedules, personalities, and daily routines in one house. It’s like you’ve created your own reality TV show! You never know what drama will unfold next, and that’s just too much for me.

I’ve tried the “rent out a room” setup before, and it was a nightmare. There was always someone in the house, someone needing attention, and constant disruptions. It was exhausting, and the stress just wasn’t worth the extra income.

Why One Family Works Best
That’s why I prefer renting to insurance companies, where they usually place just one family at a time. Here’s why it works so well:

Less Stress: One family means one schedule, one set of needs, and one dynamic to manage. You don’t have to deal with conflicting personalities or multiple groups trying to live under the same roof. It’s much more peaceful, and you can focus on maintaining the property and providing a great experience.

More Predictable: With one family, things are much easier to predict. There’s less chance of things spiraling out of control. The family has a sense of home, which makes them more responsible and respectful of the space. No drama, no surprises—just a smooth rental experience.

Better Property Care: With fewer people, there’s less wear and tear on the property. Families tend to be more careful with a place when they know they’re the only ones staying there. This helps preserve the quality of your home for future tenants.

Consistency: Hosting multiple families at once can create chaos with cleaning, upkeep, and communication. When it’s just one family, you can plan your schedule more easily. Plus, you’re not constantly juggling multiple move-ins and move-outs, which saves time and effort.

The Bottom Line
Mid-term rental arbitrage is all about creating a streamlined, stress-free experience—for you and your tenants. Hosting multiple families at once might seem like a good idea for a quick income boost, but it brings a lot of unnecessary headaches. Sticking to one family at a time makes the process smoother, more predictable, and much more enjoyable.

If you’re just starting in mid-term rentals or considering your options, take it from me: simplicity is key. One family at a time, fewer headaches, and more consistent income. It’s a win-win.
